Is energy performance now an essential purchasing criterion?

The energy performance diagnosis (DPE) is an essential piece of information for prospective buyers or renters. Not only will it allow to evaluate the energy costs to be expected but also, since a new regulation of July 2021, to determine if the property is rentable or not. 

The DPE is determined from the technical characteristics of the apartment, such as the thickness of the walls, insulation, ventilation, the mode and type of heating, consumption, etc... The diagnostician, an independent specialist, concludes his report with a classification from A to G of the property and lists recommendations to improve energy performance.

Why make this diagnosis?

The future occupant must be informed of the energy consumption of the property and its greenhouse gas emissions.
This new DPE makes it possible to encourage energy-saving work and to identify precisely the "thermal flaws".

What are these energy performance diagnoses really worth?

A study conducted in May 2022 by the association 60 million consumers denounces unreliable rankings and "errors in shambles".

To conduct its investigation, the association chose four different houses. In each of them, they brought in five diagnosticians. Their conclusions turned out to be very different. This is all the more disturbing as the criteria will be tightened in September. When selling your property, if the DPE classifies it as F or G, you will have to take an additional step which consists in carrying out an energy audit.

What are the consequences of a bad grade?

Poor ECDs are a real obstacle to buying a home. They discourage buyers who want to buy a home, worried about their wallets, which have already been hurt by rising credit rates and energy costs. They dissuade buyers who wish to make a rental investment.
The worse the DPE is, the higher the energy consumption and bills. A DPE at G will prohibit any rental from January 2023.

What can be done about a poor ECD?


The diagnostician's report lists work to be carried out to improve the property's energy performance, with an estimate of the costs associated with this work and the expected rise in classification.

For a home classified E that needs a complete renovation to aim for a C (insulation of walls and attics, double-glazing, CMV, boiler ...) it is necessary to spend 30 000 to 50 000 euros.

By starting simple work, you can quickly gain a letter and save at least 15% on your bill.

The work can stop at changes to the apartment alone.
For this approach to be fully effective, it is sometimes necessary to consider a global renovation starting with the building envelope and the common areas. In this case, the work must be voted on at the general meeting of co-owners.

What are the next deadlines to know?

Our advice :

- To make the DPE before any marketing, it is determining for the opinion of value of your property.

- Upstream, get from the co-ownership any information that could influence the rating.

- Review the ECD and identify any errors or missing information that could affect the rating.

- Consider the possible work to be done so as not to penalize the sale too much
